Blackland clay and foundations
Dallas houses do not sit still, and the reason has more to do with the ground underneath them than with anything a builder did wrong.
A soil that swells and shrinks
Most of Dallas is built on Blackland Prairie clay, a dark, dense soil that runs in a belt from north of the city down through most of the Interstate 35 corridor, and in its thickest form it is called Houston Black, a soil unique to Texas and covering roughly 1.5 million acres across 33 counties[1]. Soil scientists classify it as a vertisol, a soil order defined by a clay mineral called smectite that absorbs water between its own crystal layers when wet and releases it when dry, and the volume change that comes with that absorption and release is not subtle: cracks in the dry topsoil commonly run more than four inches wide and a foot deep, staying open for three to five months in a typical year before rain closes them again[1].
None of that is a flaw in the soil. The same clay content that swells so dramatically also makes the Blackland Prairie one of the state's most productive agricultural belts, and the region carried a tallgrass prairie for millennia before it carried a subdivision[1]. What changes the calculation is the slab. A cotton field absorbs a soil's seasonal swelling and shrinking without complaint. A poured concrete foundation, built to stay level, does not have that flexibility, and the same movement that a field shrugs off shows up in a house as motion at the one point in the structure that was designed not to move at all.
What that motion does to a house
The mechanism is straightforward once the clay is understood. In an extended dry stretch, the clay around and under a foundation constricts and pulls away, and the foundation can settle unevenly as the soil beneath it shrinks, which is what produces a crack rather than a uniform, harmless dip[2]. When rain returns and the clay takes on moisture again, it expands and can lift the foundation back up, sometimes closing the same cracks it opened, sometimes not[2]. The most common way this shows up inside a house is mundane on its face: a door that used to close easily starts binding in its frame, or a crack appears in drywall, most often at a corner, tracking the same uneven settling happening in the slab below[2].
Left unaddressed over years, that same cyclical movement is what eventually cracks pipes, shifts a chimney out of plumb, or separates brick veneer from the frame behind it[2], which is the actual reason a sticking door is worth a second look rather than a shrug. The mechanism is the same whether the result is minor or serious. What differs is how long the cycle has been running and how much the house has already moved in response to it, and that is a question for a professional to answer, not a homeowner reading a doorframe.
What a licensed inspector actually checks
Texas regulates exactly what a real estate inspector is required to look at and report on when a foundation is part of a sale, under the Texas Real Estate Commission's own Standards of Practice. The rule requires an inspector to render a written opinion on the foundation's performance, report the type of foundation, and report present and visible indications of adverse performance, a defined list that includes binding, out-of-square, or non-latching doors, framing or frieze board separations, sloping floors, and cracks or separations in windows, walls, floors, or ceilings[3]. That list is worth reading closely, because it is almost exactly the set of small household signs that trace back to the same shrink-swell clay described above.
The same rule requires an inspector to report deficiencies in the foundation's structural components, beams, joists, piers, posts, columns, and sills among them, along with exposed or damaged reinforcement and crawl space ventilation or drainage that is not performing correctly[3]. What a licensed inspector does not do is repair anything or determine a specific cause beyond what is visible; the inspector's opinion is a starting point. Where an inspection turns up something beyond ordinary seasonal flex, the next call belongs to a structural engineer, licensed to evaluate the foundation directly, and from there to a licensed foundation repair contractor if correction turns out to be warranted. Neither role is optional or interchangeable with the other.
What a foundation watering program is, and is not
One way homeowners and landscape professionals try to slow the shrink-swell cycle, rather than stop it outright, is by keeping the soil moisture around a foundation more consistent through a dry summer than the weather would leave it on its own. The general idea, as the local AgriLife research center describes it, is a dedicated watering zone that runs specifically along the foundation's perimeter, separate from a lawn's normal irrigation schedule, aimed at keeping the clay from pulling away from the slab in the first place[2]. Plantings around a foundation do some of the same work passively, since roots hold soil in place and shade slows the rate at which moisture evaporates from it[2]. This is a maintenance routine, not a repair and not a guarantee.
It narrows the range of the swing a foundation experiences over a season; it does not eliminate a vertisol's underlying tendency to move, and it does nothing for a foundation that has already settled unevenly. Getting a zone like this right, sized correctly, compliant with backflow and plumbing code, and permitted under a city's own drought rules once outdoor watering is otherwise restricted, is a licensed irrigation contractor's scope of work, not a homeowner's[2]. A very specific kind of small business
The professionals who actually do this work, structural engineers, licensed foundation repair contractors, irrigation contractors who understand a city's own water rules, are overwhelmingly small, Dallas-based firms rather than national chains, which is no accident. What ties the whole subject together is that none of it starts with the homeowner doing anything at all. It starts with noticing, a door that used to close easily and no longer does, a hairline crack at a corner that was not there last year, and ends with a phone call to a licensed professional whose actual job it is to look closer. The clay is not going anywhere. Living with it well is mostly a matter of knowing who to call, and when.
